A canopy of old-growth trees shelters flat hunting land at the top of a long ridge south of Locust Grove in Mayes County, Oklahoma. This 25 acres of hunting land was originally purchased in 1902 by the owner's grandfather, who bulldozed a wide road from E. 600 Road along the top of the ridge all the way down to the confluence of the Grand River and Spring Creek. That private road crosses a neighbor's undeveloped land and acts as a highway for wildlife to come to this 25 acres of land along the hilltop. This land has never been developed. However, a rural water line runs across the neighbor's property just to the north. It therefore would be economical to build a house or a cabin on the property without having to drill a water well.A 25-foot easement provides legal access from E. 600 Road. The easement follows along the property lines and is not the same as the old road, although the old road does cross the northwest corner of the parcel.The land is 660 feet wide at the top and 660 feet wide at the bottom. However, in the middle it is only 330 feet wide. The land is flat until you get to the south end, where the land drops off. You could build a house at the south end of the property overlooking farmland in a long valley that leads to Spring Creek.
